Protected legacy village settlements with infrastructure upgrades
The intent in establishing the Village Buffer Zone
To preserve the social, cultural and economic fabric of existing villages within the SIR while upgrading civic infrastructure to smart-city standards:
- Existing village settlements (Abadi)
- Village amenities and panchayat works
- Cottage and household industry
- Local retail and weekly bazaar
- Schools, anganwadi and clinics
- Religious & community buildings
- Open spaces and grazing land
To allow incremental, organic redevelopment respecting traditional plot patterns.
To upgrade roads, water, sewerage and power inside village abadi without displacement.
The following use premises will be permitted
- 01Detached / row dwelling within abadi
- 02Cottage and household industry
- 03Village shop and weekly market
- 04Anganwadi, primary school, clinic
- 05Panchayat ghar / community hall
- 06Place of worship
- 07Dairy / cattle shed (controlled)
- 08Public utility upgrades
- 09Open space and chowk
- 10Storage of agricultural produce
Regulatory Notes
Large-format commercial, group housing by private developers, industrial uses and warehousing are not permitted within the village abadi. New construction must respect existing street patterns and heights.
Heritage & Edge Conditions
A transition buffer is mandated between the village abadi and adjoining urban-zone development to preserve scale, character and access to traditional commons.
