The intent in establishing the High Access Corridor Zone
To promote intensive, transit-oriented mixed-use development along high-mobility arterial corridors of Dholera SIR:
- Multi-storey residential and serviced apartments
- Retail, mall and commercial frontage
- Hotels, hospitals and institutional campuses
- Multi-level parking & transit interchanges
- Worker housing and dormitories
- Mixed-use vertical clusters
- Public facility & utility buildings
To leverage frontage along arterial ROW for higher FAR and taller built form.
To consolidate footprint and free up ground plane via low coverage, high floor-plate efficiency.
The following use premises will be permitted
- 01Multi-storey apartment & clusters
- 02Serviced apartments, dormitories, worker housing
- 03Cinema hall, mall, commercial centre
- 04Hospitals (C/D), 3-star and budget hotels
- 05Junior, Senior & Professional colleges
- 06Multi-level parking
- 07Petrol / CNG / LPG pump, auto service
- 08Light industrial workshop (<50 sqm)
- 09Restaurants, food plazas & food streets
- 10Place of worship, public utility buildings
Regulatory Notes
Heavy / polluting industries, warehousing yards and standalone low-rise plotted housing are not permitted. Setbacks and tower spacing must follow DSIRDA fire and high-rise norms.
Corridor Setback & Frontage Controls
Buildings must respect arterial ROW setbacks, podium edges and active street frontage to maintain corridor character and pedestrian quality.

Devices for generation of non-conventional energy, such as solar panels, wind power 3. Servant quarters or lodging facilities for caretaker/security personnel.
