The intent in establishing the Recreation, Sports and Entertainment Zone
To create destination-scale leisure and sports infrastructure that draws regional footfalls and supports the city's vibrant nightlife and weekend economy:
- Theme & amusement parks
- Indoor and outdoor sports arenas
- Concert and performance venues
- Multiplex and cineplex
- Convention and expo centres
- Family entertainment centres
- Sports academies
To allow ancillary food, retail and hospitality uses within the zone.
To ensure crowd safety, emergency egress and adequate parking provisions.
The following use premises will be permitted
- 01Theme park and amusement complex
- 02Indoor sports arena and stadium
- 03Concert hall and amphitheatre
- 04Multiplex / cineplex
- 05Convention and exhibition centre
- 06Bowling, gaming and FEC
- 07Restaurant, food court and bar
- 08Hotel and serviced apartment
- 09Sports academy with training facility
- 10Public plaza and event ground
Regulatory Notes
Heavy industry, warehousing and incompatible uses are prohibited. All venues with capacity above 1000 persons require additional NOC from emergency services, traffic and DSIRDA event-safety committee.
Crowd & Acoustic Buffer
Outdoor concert and event grounds must maintain acoustic buffers to adjoining residential and institutional zones. Late-night operations restricted to designated precincts.
