Zone Purpose

The intent in establishing the Recreation, Sports and Entertainment Zone

To create destination-scale leisure and sports infrastructure that draws regional footfalls and supports the city's vibrant nightlife and weekend economy:

  • Theme & amusement parks
  • Indoor and outdoor sports arenas
  • Concert and performance venues
  • Multiplex and cineplex
  • Convention and expo centres
  • Family entertainment centres
  • Sports academies

To allow ancillary food, retail and hospitality uses within the zone.

To ensure crowd safety, emergency egress and adequate parking provisions.

02 · Permitted

The following use premises will be permitted

  • 03Concert hall and amphitheatre
  • 04Multiplex / cineplex
  • 05Convention and exhibition centre
  • 06Bowling, gaming and FEC
  • 07Restaurant, food court and bar
  • 08Hotel and serviced apartment
  • 09Sports academy with training facility
  • 10Public plaza and event ground

Regulatory Notes

Heavy industry, warehousing and incompatible uses are prohibited. All venues with capacity above 1000 persons require additional NOC from emergency services, traffic and DSIRDA event-safety committee.

03 · Special Regulations

Crowd & Acoustic Buffer

Outdoor concert and event grounds must maintain acoustic buffers to adjoining residential and institutional zones. Late-night operations restricted to designated precincts.

The following uses and structures shall be permitted as ancillary uses to the main use of the building provided their name, location and size (if applicable) is indicated in the site plan submitted for approval: 1. Devices for generation of non-conventional energy, such as solar panels, wind power 2. Lodging facilities for caretaker/security personnel. DSIRDA can grant special permission in height, FAR, Ground Coverage for Special Buildings (Star Hotels, Hospitals etc.) which have special privileges (under various Government Policies issued time to time) (in reference to Township, Special Regulations for Hospitals, Special Regulations for Hotels)
