Zone Purpose

The intent in establishing the City Center Zone

To create a vibrant, walkable downtown that anchors business, governance, culture and lifestyle at the heart of Dholera:

  • Corporate offices and headquarters
  • Premium retail and high-street
  • Hospitality and convention centres
  • Banking and financial services
  • Cultural and civic institutions
  • Mixed-use residential towers
  • Food, beverage and entertainment

To encourage transit-oriented development with metro and BRTS integration.

To enforce high design quality, active street frontages and public plazas.

02 · Permitted

The following use premises will be permitted

  • 04Mixed-use residential-cum-commercial
  • 05Multiplex, cinema and theatre
  • 06Convention centre and exhibition hall
  • 07Bank, ATM and financial institution
  • 08Restaurant, café and food court
  • 09Museum, gallery and cultural centre
  • 10Civic offices and government building

Regulatory Notes

Stand-alone heavy industry, warehousing and noxious uses are prohibited. Minimum 30% of plot edge must remain active street frontage. Setback areas abutting public streets must be developed as paved plazas / arcades.

03 · Special Regulations

Urban Design Controls

All buildings on primary streets must adhere to a continuous build-to line. Ground-floor uses facing the street must be retail, food or active commercial — no blank walls or service entries on the primary frontage.
